DESIGN


The design process is divided into multiple complex phases and activities necessary for the development and realization of a specific project.

 

This complex process includes needs analysis, goal definition, site investigation, creation of architectural concepts, technical elaboration, and finally, the preparation of technical documentation for submission to the necessary approvals and permits. The goal is to create functional, safe, and aesthetically appealing buildings that meet the client's needs and industry requirements.

1CONCEPTUAL DESIGN
In this initial phase, experts analyze the site, conduct needs analysis for future users, identify key project goals, and create an architectural concept based on the findings. This includes sketches, 3D models, and visualizations. Active participation from the investor is expected in this phase to gather as much information as possible and ensure the final result meets their expectations.
2EXECUTIVE DESIGN
The executive design phase elaborates on the conceptual solution obtained. It represents a detailed set of technical drawings, specifications, and documentation describing all aspects of the project. This is a crucial document used for obtaining construction permits and serves as the basis for on-site construction work. The executive design encompasses all necessary information for the construction and realization of the project. If necessary or at the investor's request, additional technical details provided in the executive design (e.g., formwork and reinforcement plans) can be further elaborated. Additional refinement of the executive design, specifying materials needed, detailed quantity specifications, types, and quality levels of individual materials, ensures greater control over the project and reduces the potential for improvisation, thus minimizing cost overruns or construction delays.
3DESIGN COST ESTIMATE
A design cost estimate is a document that provides a detailed overview of the expected costs needed for the construction or realization of an architectural project. It is a key tool that helps clients, investors, and design teams assess the project's financial framework, plan budgets, and manage costs. It is prepared based on the executive or detailed design.
